8. The costs to bring water, power and sewage along with excavation will have the most variable costs. The availability of utility hookups will reduce land development cost.

9. Excavation and grading costs should always be considered with any land development. They vary depending on soil and surface conditions.

10. Clearing the land can vary because the delivery path of your modular home cannot be obstructed from the truck and crane to the foundation.

11. Foundation cost is determined by the size of the home. Areas where soil or seismic conditions create potential stress, costs could increase. Modular-Experts can calculate the foundation cost for you under normal conditions.

12. Landscaping for the most part, will be determined by personal taste and budget. Some land for example, with few trees or natural shrubs, might require an extensive lawn.
