In
September 2002, the State approved Assembly
Bill AB 1866, which requires local agencies
to permit second dwelling units in residential
zones without discretionary action, or in
other words, simply subject to a building
permit. The purpose of the State law was
to increase California’s supply of
affordable housing in response to a perceived
housing crisis in many areas of the state. |

homes are built “off-site” to maximize
efficiency, shorten the building time and minimize
disruption in your neighborhood. Five Modular-Experts
gives you four choices of alternate use floor
plans including:

or a full kitchen option for family members, guests
or possibly an income producing rental.
Grandparents Suite (ADA adaptable)
At-Home Office Great for Student
Housing or Home Businesses
Pool House/Game Room to compliment
your backyard activities.
You
can even choose your exterior elevation,
siding and roofing materials to match your
existing home. A variety of interior décor
selections are available including cabinetry,
countertop and floor coverings.
“Backyard
Homes” are built to meet or exceed
California Building Codes and local code
requirements. All floor plans comply with
California Energy Code requirements and
meet the maximum (Zone 4) seismic regulations.

These homes are delivered to site and installed
on permanent foundations by an authorized independent
B-1 contractor.
Important Notes:
At this point, Planning Department requirements
for specific use vary depending on location. All
plans may not be suitable for your area. All properties
may not be suitable for Backyard Home conditions
(i.e. lot sizes), setback requirements and parking
may affect the intended use. Check with your local
Building Department for a copy of the Development
Standards in your area.
